2. What is the difference from previous Think Rich Pinoy seminars?
a. Some attendees can get to play Cashflow 202. This is a more advanced GAME which contains stock options (puts and calls), network marketing, easier to bankrupt and harder to leave the rat race. Don't know what I mean? That's okay. Play Cashflow 101 instead. If there are five of you, you can avail of the early bird discount (P2,950.00) even until the last day of payment (January 7, 2011).
6. Other discounts?
If you want to attend AGAIN, you can pay 50% off the fee (P3,450 * 50% = P 1,725.00). Just P 1,725.00 to attend again and play Cashflow 101 or 202 perhaps to challenge yourself. But you must hurry because there are very limited slots for these.
7. Maximum number of participants?
We can only accommodate 120 participants per session.
8. Is this a scam?
No. This is a financial education seminar and Cashflow game. The game uses play money. However, if your mindset is "scam" - unfortunately this is not the place to go - you won't find any.
The goal of Think Rich Pinoy is to create wealth -- using whatever legal means-though primarily through real estate - because that's the safest way to go. You will not be required to buy property from Think Rich Pinoy people (at any given time we actually have only a handful available properties and we don't get investors just because they have the money). You buy them from sellers out there in the world. We just enable you to start building your wealth.
Real Estate Investing Wisdom is not taught in schools. That's why we're doing this. But Think Rich Pinoy is NOT an end of learning, it's a beginning. So please do not make the mistake of thinking you'll become wealthy because of this one seminar.
You might get one idea that can propel you to become a millionaire. It happens quite a lot. You might get it from the people, the game, the seminar, who knows? The important thing is -you're ready to accept that idea and run with it. That's where Think Rich Pinoy comes in-we make you ready or at least we set you off to the path of becoming wealthy.
9. Can I pay on the site?
You may but there's no guarantee of being able to play Cashflow Game as the slots are very limited. On-site fee will cost you more. It's P3,950. If you are abroad, the best way is to open a free paypal.com account, connect your credit card to it--following it's directions --so you can buy a ticket online. Commuting:
Take the Ayala-Leveriza Bus. Go down to Paseo de Roxas Station (in front of Insular Building). Walk going to Paseo de Roxas (you will see PSBank). Take the underpass. Go straight ahead and go up the underpass. You will immediately see Paseo Center, Starbucks, BPI Bank, and Equitable Tower.
Lepanto Building is right beside Equitable Tower. When you enter the building, take the elevator on the right side and go up to the 21st floor. Take the stairs to go to the Penthouse.
By Car:
If you have a car, you can park at Valero 2 Car Park Building or along the street of Valero Access Road.
If you are along Paseo de Roxas coming from Makati Avenue, Lepanto Building is at your right side. From Paseo de Roxas, turn right to Villar St. (after Citibank), turn left to San Agustin St., and then turn left to Sedeno St. Then turn left to Valero St. and you will see Valero 2 Carpark Building at your right.
When you park at Valero 2 Carpark Building, go to the ground floor of the parking building and turn left. You will then come out to Valero Access Street. Lepanto Building is three buildings to the left across Valero 2 Carpark Bldg.
When you enter the building (back entrance), take the elevator on the left side and go up to the 21st floor. Take the stairs to go to the Penthouse.

From a 'desperate' housewife

got this on my email this week...from a "desperate" housewife - she's not really desperate. She is thrilled and excited to become a millionaire just like some of my students. I get questions like what she ask below all the time - about how to sell properties specially if it's their first one. Below is her question and how I answered it:
"Good day! I am housewife for 8 years now and I have three sons, ages 7, 5 and 3.
I've been receiving notice for your webinar but wasn't able to attend one. Until last Wednesday, when we (my husband joined me) decided to give it a try. We were really inspired listening to you and Bo Sanchez. My husband right away advise me to join your mentoring program and so we avail of your promo.
Since then, I started reading blogs on your website. I wanted to do it right away and so i contacted my friend who has been offering me to sell her sister-in-law's lot here in Cavite. It's been two years now since she offered it and surprisingly the lot is still available. I just would like seek advise from you, as to where should I start to be able to easily sell this lot? What are the things I should consider?

One Million Pinoy Millionaires Mission By Trace Trajano

organization of all Filipino-American
associations
Good afternoon! It’s an honor to speak to all
of you today and thank you for giving me
this privilege. I will share with you a
movement that is changing our country, the
Philippines, one Pinoy Millionaire at a time.
This movement is called The One Million
Pinoy Millionaires Mission. I will tell you a
little bit about myself and what led me to
this mission. Lastly, I will share with you
the Secrets of Wealth that I use to turn
ordinary Pinoys into millionaires.
Three weeks ago (March 2008), I gave an intense 3-day
bootcamp on real estate to our first batch of
millionaires-in-training. It was held in a
beautiful resort called Balai Isabel in
Batangas, Philippines. It is on the banks of
Taal lake and Taal volcano seems like a
stone’s throw away. The owner of the
resort, Nelson Terrible is a real estate
billionaire developer and he is a business
partner of mine. He told me that there are so
many opportunities in the Philippines.
A case in point: he is starting an elderly care
facility in a resort setting that is truly world
class. He wants to get Pinoys here in the
United States to send their elderly back
home. Not only is the usual food, medical
and lodging needs of the elderly will be
taken cared of but also their spiritual and
social needs will be met. Nelson’s mantra is
“Don’t just come back, give back”. What a
way for you to give back! Give back to your
elders by having them retire in the comforts
of home, in a resort! And Nelson’s resortstyle
elderly care facility charges half the
price of elderly care facilities here in the
US!
The One Million Pinoy Millionaires Mission
is all about giving back. That’s why it
attracted a real estate billionaire. This
movement also attracted Bo Sanchez, a
preacher, best-selling author and a Ten
Outstanding Young Men of the Philippines
awardee. Bo launched a book last year
entitled, “8 Secrets of the Truly Rich”. In
this book, Bo emphasized the right theology
of money and it is this: “The purpose of
money is to help and bless others”. Lastly,
this movement attracted Larry Gamboa – the
man who started it all and the man who is
leading the mission back in the Philippines.
He applied Robert Kiyosaki’s investing
principles in the Philippine-context by
buying foreclosed multi-door apartments.
Then he sold them on rent to own – making
home ownership a reality for hundreds of
Pinoy families back home. By doing this he
became a multi-millionaire. He summarized
his experiences in a book, “Think Rich,
Pinoy!” This book, which has become a
best-seller, has changed the lives of
hundreds if not thousands of Filipinos as
they became real estate investors. I
convinced Larry to expand his vision and
buy into my mission, the One Million Pinoy
Millionaires Mission.
Two and a half years ago, I met a Filipino
nurse named Bobet. Xavier University in
Cincinnati has a scholarship program in
which Filipino nurses can work part time
and study part time to finish their masteral.
Bobet is one of the scholars. The Filipino
Association of Southern Ohio sent an email
blast asking for volunteers to sponsor these
nurses. My wife and I volunteered and we
were chosen to be Bobet’s sponsor.
We prepared a sumptuous welcome dinner
for Bobet and we chatted. In the course of
the conversation, Bobet was bragging about
his new cellphone. During that time cameras
in cellphones were not yet in vogue but
Bobet’s cellphone has a high resolution
camera, a PDA, polyphonic tones, - the
Works! It is the most expensive cellphone in
the market. I asked him how he could afford
such a gadget. My jaw dropped when he told
me he bought this cellphone by borrowing
money. Here is a guy who is yet to earn his
first dollar, and he is already in debt!
Me and my wife looked at each other. Bobet
is in trouble. If he won’t realize how money
works, he will work hard all his life for
money!
An example of that is my own father. He
worked hard 30 years as a seaman but he has
nothing to show for all those years of
hardwork. Millions of pesos passed through
his fingers and yet he did not invest part of
his income when he could. The result: he is
broke and not enjoying retirement. In
contrast, my aunt used to be a bank clerk –
with a salary of a measly P50 a month. She
started a business on the side – bought
chickens on consignment, butchered them
and re-sold them. She used half of the
profits to live on and she used the other half
to invest. The result? After 30 years, my
aunt now has 2 apartment buildings, a store,
a farm and her own resort! My dad who
used to have high salary working abroad is
poor while my aunt who had a low salary is
now a multimillionaire!
How?
My aunt discovered the Secrets of Wealth
which my dad never got the chance to learn.
I too discovered these Secrets and these are
what I teach my students and their lives
change as a result.
Let’s go back to the story of Bobet.
I painstakingly taught him the Secrets of
Wealth. I told him how money works. Why
he should strive to become financially free. I
taught him the correct definition of wealth.
Wealth, my fellow Pinoys is not how much
money you have in your bank account.
Wealth is not how high your salary is.
Wealth is the number of days, weeks or
months you can afford not to work. Say it
with me: Wealth is the number of days,
weeks or months you can afford not to work.
I don’t care if you’re earning half a million
dollars a year but if you’re living paycheck
to paycheck, you’re dirt poor!
Six months after I taught Bobet, he called
me and said, “Trace I now have passive
income”. Passive income is income that
comes in long after you’ve done the work or
it’s income that comes in with very little
work. An example of that is having rental
properties where you do the work of finding
the right property and putting in the right
tenants once and you get paid over and over
again with your tenants paying you rental
income every month. Another example of
passive income is income from a business
that you structure properly such that you
have people managing the business for you.
Bobet started a lending business. He then
used the profits from that and he started an
internet café.
Another 6 months passed and
Bobet called me again, “Trace I am now a
millionaire”. Two weeks ago, he told me
he’s opening the fifth branch of his internet
café and this time it will be in SM Bulacan. I
told him this will be his biggest branch ever.
Look at his company outing – look at how
many employees he has. Just imagine if he
did not become a millionaire…where would
all these people find jobs?

this book, Bo emphasized the right theology
of money and it is this: “The purpose of
money is to help and bless others”. Lastly,
this movement attracted Larry Gamboa – the
man who started it all and the man who is
leading the mission back in the Philippines.
He applied Robert Kiyosaki’s investing
principles in the Philippine-context by
buying foreclosed multi-door apartments.
Then he sold them on rent to own – making
home ownership a reality for hundreds of
Pinoy families back home. By doing this he
became a multi-millionaire. He summarized
his experiences in a book, “Think Rich,
Pinoy!” This book, which has become a
best-seller, has changed the lives of
hundreds if not thousands of Filipinos as
they became real estate investors. I
convinced Larry to expand his vision and
buy into my mission, the One Million Pinoy
Millionaires Mission.
Two and a half years ago, I met a Filipino
nurse named Bobet. Xavier University in
Cincinnati has a scholarship program in
which Filipino nurses can work part time
and study part time to finish their masteral.
Bobet is one of the scholars. The Filipino
Association of Southern Ohio sent an email
blast asking for volunteers to sponsor these
nurses. My wife and I volunteered and we
were chosen to be Bobet’s sponsor.
We prepared a sumptuous welcome dinner
for Bobet and we chatted. In the course of
the conversation, Bobet was bragging about
his new cellphone. During that time cameras
in cellphones were not yet in vogue but
Bobet’s cellphone has a high resolution
camera, a PDA, polyphonic tones, - the
Works! It is the most expensive cellphone in
the market. I asked him how he could afford
such a gadget. My jaw dropped when he told
me he bought this cellphone by borrowing
money. Here is a guy who is yet to earn his
first dollar, and he is already in debt!
Me and my wife looked at each other. Bobet
is in trouble. If he won’t realize how money
works, he will work hard all his life for
money!
An example of that is my own father. He
worked hard 30 years as a seaman but he has
nothing to show for all those years of
hardwork. Millions of pesos passed through
his fingers and yet he did not invest part of
his income when he could. The result: he is
broke and not enjoying retirement. In
contrast, my aunt used to be a bank clerk –
with a salary of a measly P50 a month. She
started a business on the side – bought
chickens on consignment, butchered them
and re-sold them. She used half of the
profits to live on and she used the other half
to invest. The result? After 30 years, my
aunt now has 2 apartment buildings, a store,
a farm and her own resort! My dad who
used to have high salary working abroad is
poor while my aunt who had a low salary is
now a multimillionaire!
How?
My aunt discovered the Secrets of Wealth
which my dad never got the chance to learn.
I too discovered these Secrets and these are
what I teach my students and their lives
change as a result.
Let’s go back to the story of Bobet.
I painstakingly taught him the Secrets of
Wealth. I told him how money works. Why
he should strive to become financially free. I
taught him the correct definition of wealth.
Wealth, my fellow Pinoys is not how much
money you have in your bank account.
Wealth is not how high your salary is.
Wealth is the number of days, weeks or
months you can afford not to work. Say it
with me: Wealth is the number of days,
weeks or months you can afford not to work.
I don’t care if you’re earning half a million
dollars a year but if you’re living paycheck
to paycheck, you’re dirt poor!
Six months after I taught Bobet, he called
me and said, “Trace I now have passive
income”. Passive income is income that
comes in long after you’ve done the work or
it’s income that comes in with very little
work. An example of that is having rental
properties where you do the work of finding
the right property and putting in the right
tenants once and you get paid over and over
again with your tenants paying you rental
income every month. Another example of
passive income is income from a business
that you structure properly such that you
have people managing the business for you.
Bobet started a lending business. He then
used the profits from that and he started an
internet café.
Another 6 months passed and
Bobet called me again, “Trace I am now a
millionaire”. Two weeks ago, he told me
he’s opening the fifth branch of his internet
café and this time it will be in SM Bulacan. I
told him this will be his biggest branch ever.
Look at his company outing – look at how
many employees he has. Just imagine if he
did not become a millionaire…where would
all these people find jobs?

First Millionaire couple created by the Think Rich Pinoy program.

I am proud to say that I have another millionaire student - in fact I have two...they're they're the first millionaire couple. Jessie and Apple Raquel have blazed a trail and their story is such an inspiration. I interviewed them:
Trace - I heard you're the Think Rich Pinoy Millionaire's Network franchise's first real estate millionaire couple! Congratulations! How does it feel?
Jessie- We are proud to be the first "Think Rich Pinoy" millionaires because of our first property in Bancal Meycauayan Bulacan. When I am feeling discouraged and have lots of rejection, I always look back to this successful event in our life. This is really a milestone.
Apple- It feels really great! We owe this to our group the TRPMN (Think Rich Pinoy Millionaire Network) and of course to our magnificent mentors, you,Larry Gamboa, Bo Sanchez and Nelson Terrible.
Trace - describe to me how you achieved millionaire status in such a short time.
Apple - We bought through a bank auction a 10-door apartment as our first deal in Bancal, Meycauayan Bulacan. And through yours and Larry's guidance, we were able to determine that its value is Php3.7M and bought only for Php1.85M.
Jessie – In the simplest way, the most crucial thing is to set “unrealistic” and “bone-deep” heart-felt goals. My goal at that time was not to become a millionaire but to have a passive income (Php150,000 monthly) so that I don’t need to work abroad and leave my family just to earn a living. And whatever happens stay focused in achieving it but be flexible. There are lots of learning experience from your first deal. Try to find out what works and what doesn't.
From my youth, I always believe that I am God’s beloved. That He is with me no matter what happens. I just believe in my heart that God calls me to do this thing for a higher purpose. In essence, you have to set goals. Act upon it and stay focused. And believe that this goal will be achieved.
Trace - what challenges did you encounter and how did you overcome them?
Jessie – The biggest challenge was to sell the 10 units of the apartment in Bancal, Meycauayan.We had a negative cash flow for 1 year. You suggested the idea of marketing it using Php99/day RENT-TO-OWN units. After massive marketing campaign, bandit signs and internet marketing, unbelievable things happened, we were able move the remaining 5 units in 2 two weeks.
Trace - so you went from negative cashflow for 1 year and because of one single idea from me...you were able to become positive cashflow in just 2 weeks. Wow!
Apple - It really ain’t easy being in the same business as a couple. Like for us, we two are really different persons..different personalities, have different views etc. So sometimes we end up in ‘hot’ business discussions.But don’t worry they oftentimes result in a very sound decision and I think it is normal for couples.
Trace - describe to me your latest deal? What is the potential profit, how did you find the deal, etc.?
Jessie – Our latest deal is “Romagna deal”, our 3rd property in Maia Alta, Antipolo. We already have a buyer for this property. We bought it for 2.5M, and sold it for 3.5M on a rent-to-own basis for 15 years. (Actually, we are selling it for 2.9M if cash, 3.1M if Bank financing. And 3.5M if Rent-to-own.) We found a buyer first and then we showed different properties even if they were not yet tied up. After the buyer’s decision as to which property they wanted, we talked to the seller and tied it up for Php5,000 only.
Trace - If there is only one thing from each of you that you can tell our readers who are striving to become millionaires, what advice will you give?
Jessie – Set “unrealistic” goals. And take massive action. Stay with it until its completion.
Apple – Have very good mentors who can guide you. Imitate
them just like what we did.
Trace - Now that you are millionaires, what is next?
Apple – To be billionaires?! (lol) Honestly, you must not stop on what you are and have right know. Strive more so there will be more opportunities in helping other people. As Bo says, “The purpose of money is to help and bless others. The more people you help, the richer you become and you become rich not just materially but spiritually. You become truly rich.”
Jessie- Our goal is to earn Php1Million monthly. This can be done by retailing at least 2 properties per month with at least Php500,000 mark-up each.

Think Rich Pinoy Millionaire Franchise and Clubs

Our Think Rich Pinoy Millionaire Network franchisees have come a long way. For those of you who don't know and have not read my book, "Think Rich Quick!" (I really don't understand how you can stand reading my blog posts everyday and not read my book yet...), we have established a real estate franchise called the Think Rich Pinoy Millionaire Network.
These franchisees have gone through a bootcamp and every week, they get to interact with me via Yahoo chat. Every time they have a deal, they send it to me and I analyze it for them. I analyze it as if I am going to buy it myself. They get to pick his brain on how to have rental properties...(quick turn real estate is just a means to generate massive amounts of cash which you can then invest in rental properties that generate passive income).
Bottomline, they get 3 millionaires and a billionaire as mentors...they get the whole package, the whole enchilada...the support to make failing virtually impossible. Of course, it's not easy sometimes, but believe me when I say this: we have equipped our franchisees with every means at their disposal to ensure that they succeed at quick turn real estate business and real estate investing. Of course we don't spoonfeed them...they have to apply what we teach them.
There is a big financial investment (more than P100,000) though to become a franchisee, and we don't accept everyone. We only accept those who are serious and committed and those who have leadership abilities.
